ALTA/NSPS

The Standards

An ALTA survey is far more rigorous than a standard boundary survey. It follows national standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).

  • Purpose: To provide a title company and lender with all the data needed to insure the title.
  • What it reveals: Property boundaries, easements, encroachments, zoning classifications, and access rights.

Customizing the Scope

 Clients can select specific "Table A" optional items to tailor the survey to their needs:

  • Item 1: Monumentation.
  • Item 5: Topographic data (contours and elevations).
  • Item 8: Underground utility locations (critical for developers).
  • Item 11: Location of utilities based on plans or field observation.
  • Item 16: Evidence of recent earthmoving or construction.

Why do you need it

The ALTA survey as an insurance policy for their investment:

  • Removing Exceptions: It helps the title company remove "standard exceptions" from the title policy, offering the buyer more protection.
  • Lender Requirement: Almost every commercial lender requires a certified ALTA survey before closing a loan.
  • Dispute Prevention: Identifies potential boundary or easement conflicts before the deal is signed.
